All residential units must be single family new construction.
All plans and specs. must be submitted and approved by the Architectural Control Committee of the Estates of White Oak.
No unit shall exceed 3 stories in height.
Construction must commence within 24 months from the date of conveyance of the Title to the Lot to the Lot Owner.
Premier Lots are # 21 through 40
Estate Lots are other than Premier Lots
Minimum Floor area does not include any part of that area or floor of such residential unit which is below grade, in whole or in part.

Landscaping:
Premier Lots: Front and side yard shall be sod grass – rear may be seeded
Entire yard (front/side/rear) must have sprinkler system installed
Estate Lots: Front and side yard shall be sod grass – rear may be seeded
Only sodded areas must have sprinkler system
Additional landscaping covenants (for trees/shrubs, etc.) are listed in the recorded Declarations for Estates of White Oak.
No satellite dishes larger than 24” are permitted – no above-ground pools are permitted.
Each residence shall have one dusk-to-dawn coach light in front yard.
No flat roofs permitted.
At least 30% of any improvement must be masonry. Non-masonry siding shall be cedar or redwood. Chimneys must be all masonry.
