Partial List of Covenants and Restrictions

All residential units must be single family new construction.

All plans and specs. must be submitted and approved by the Architectural Control Committee of Park West.

Construction must commence within 36 months from the date of conveyance of the Title to the Lot to the Lot Owner.

Minimum Floor area does not include any part of that area or floor of such residential unit which is below grade, in whole or in part.

Minimum Floor Area:
One-Story 3000 sq. ft.
One & One-Half and Two- Story 3500 sq. ft.

Standard mailboxes to be selected by developer.

Landscaping:

Each entire Lot shall be landscaped with sod grass and shall have an underground sprinkler system to service the sod grass. Additional landscaping covenants (for trees/shrubs, etc.) are listed in the recorded Declarations for Park West.

No satellite dishes larger than 24” are permitted – no above-ground pools are permitted.

Each residence shall have one dusk-to-dawn coach light in front yard.

No flat roofs permitted.

At least 75% of any improvement must be masonry or natural stone. Non-masonry siding shall be cedar, redwood or cement board. Chimneys must be all masonry or natural stone and adorned with decorative clay chimney pipes.
